Real estate in New York is more expensive today than a few years ago.  Buildings are older, and have more defects.  Both sellers & buyers have many concerns that were not issues even a few years ago.  Therefore, having an inspection has become an essential part of the real estate transaction process.

At Simon Hometech Inc., we have inspected thousands of homes and commercial properties in the New York City and Long Island areas for potential buyers who want to know in advance of major problems before they buy. Each inspection includes one or more professional inspectors who  will look for defects or malfunctions in the house systems, from top to bottom, including the structure,  foundation, roof, plumbing, electrical and heating/cooling systems, floor surfaces and paint, windows and doors,  and detect pest infestations or dry rot and similar damage. The inspection will usually take one to two hours depending on the location, size, age, and type of home. We encourage you accompany our inspector(s) during the inspection, so that you can learn more about the maintenance and preservation of the house.

A typical inspection consists of a detailed analysis of the structural components and major systems including estimates of their life expectancy and repairs.

To know the details of the home you are about to buy, before you purchase it is vital. It is best to be completely informed about this property before signing the paperwork. Most damage is not visible to the untrained eye.
